I'm confident that we can build on the successful operating model put in place by Parcel Direct to quickly meet increasing customer demand.

The Fresh Direct model doesn't work.

But I want it to start operating again quickly. It should not become a playground.

It will be successful and will make money, but you don't build something like this if you're in it for the money.

If it was a five-acre parcel, I think I would be very hesitant to try to build mid-range housing product in that location, but the fact that it's 50 acres means you can really create an environment that changes the character of the entire area. I think that's really the key to making this successful, because otherwise you're in kind of a sea of lower-income rental housing.

I'd like to see them build a new operating system from the ground up that's much simpler and smaller.
