I'm definitely feeling, as the statistics say, that there is a larger inventory on the market right now. And that's really what's been driving our appreciation these last couple years, that very low inventory.

It used to be a pretty standard practice around here to get a six-month listing. Now, three to four months is kind of where it's at.

It's leveling off, as far as I'm concerned.

You've also got to take a look at your competition that's actively on the market.

We have not prepared that report, so we don't have any official statistics, yet, ... Right now, no one is monitoring real time crime on a daily basis. All we have is a snapshot from the daily reports. The problem is a snapshot is not always an accurate reflection of the total picture.

I don't know if we came out with the right intensity early to hit the ball. If we win that, it puts us in a tremendous driver's seat. But now we've got to get it done next time. It obviously was a very big game for them, and they responded quite well.
