Inflation has been very soft for a number of years, and there's absolutely no reason to believe that's going to change any time in the near future.

Part of it was just inflation, but a big reason for the increase is we have to bring those two stations up to the 2003 building code, which requires them both to have sprinkler systems. That was something I hadn't budgeted for. When I found out about it, the hair went up on the back of my neck.

Some evidence has emerged that inflation is starting to pick up, and there's concern that the Fed's rate increases may not have been enough so far to keep that inflation contained, ... It suggests that we may see more aggressive rate hikes rather than the gradual baby steps we've seen.

We are sort of due for a little bit of a digestion. When you run a marathon you have to rest a little bit. Ultimately the market will head a little higher.
