There are two big market segments driving downtown residential: the young professionals and the empty nesters. We've had a very low number of empty nesters.

Despite their decision, downtown still remains the dominant legal center of the region.

The empties have the resources. They want to own and they want convenience as the downtown redevelops. We had nothing condo until Grant Telegraph. It was very high-end, and it sold out, proving the market for that segment of empty nesters.

This has been a building that's been vacant for a long time so getting a more active user in there is going to be important to our development efforts.

What's driving this is the cost of housing. It's just pushing people further east.

They choose the contemporary issue that's meaningful for them. More and more we're getting less standard drinking-and-driving ones, which are important, but we're getting 'Don't talk on the cell phone when you're driving,' we're getting eating disorders, we're getting really topical, significant issues.
