There's no question that the strength we continue to see in the economy is driven by the consumer, ... Consumers are spending. We like the luxury end because in many ways it is more insulated.

Yet another survey of the economy is suggesting sustainable strength. Rates backed up a little because of this report, but you're treading water a bit because of payrolls data lurking on Friday.

We were quite surprised at the strength of the local economy. That is one of the main reasons we decided to build there. The population size was another factor. It seemed like a natural fit.

For the currency there is little reaction given that its strength is not dependent on the domestic economy at the moment.

Clearly the far more important factor for tech is the relative strength of the economy. It trumps the dollar situation. But if the dollar improves, it does take the bloom off the rose for some of the sales numbers that companies have reported.

In the domestic market, that strength is reflective of the economy in general, and in terms of our infrastructure, it's worth noting that we have seen a number of major new properties coming on line.
