They did really well for North Port for our first year. This was beyond our expectations.

Everybody has an idea of where they're going to be. With the exception of North Port, Venice and some of the Booker kids, this a good half of (the district field).

You pay the first 15 days in advance, plus the fuel and the cost of stopping in a port. That expense is on our credit cards for a week, then, we get that back, plus our profits, if all goes well and the weather stays good.

We have some good expectations for Nissan for the coming year based on a richer U.S. product cycle.

Our fourth quarter operating results were right in line with our expectations. We continue to see improved leasing activities, and our operations continue to become more efficient with our new third-party property managers. The trends in all our markets are positive.

Succession at any company is challenging, and unfortunately the expectations that Bill and I and others had when he joined the company a year ago didn't play out as we had hoped. I want to personally thank Bill for his dedication and commitment over the past year.
