This is a little bit like getting a bigger-than-expected package in a much prettier wrapping and huge bow, but you open it up and it's exactly what you thought you were going to get.

Housing may get another mini boost from the recent drop in rates. These data do lag a bit. Still, it is clear that, low rates or not, housing is not on fire the way it once was. The level of activity remains quite high for housing. But the prospects for further growth do not look that strong based on momentum.

Unless the worm has already been removed from the computer, it could update itself and send out a huge package of garbage on the Internet on the 16th, ... The second time around it could cause massive damage.

I'm very excited to be here. It's much bigger than I expected.

The problem, ... is that the markets have fallen sharply and they've fallen because all these financial shenanigans are coming unraveled.

My view is the previous months were the aberrant month, and June makes more sense.
