We'll start with an open mind.

The Chicago PMI, along with other mixed data we've been getting, points, in my mind, to a turning point. But you have to be careful reading too much into this -- it's a survey of 200 firms in the Chicago area with a 50 percent response rate. I think we're at a turning point and will get a rebound, but the strength of that rebound is still in question.

Keep in mind those are just short-term solutions. In our minds ... we are at a very critical point where we can't accommodate a larger student population with the facilities we have.

If there's one property type that has absolutely sailed through all of the economic times that we've had, not just in the past few years but the past 10 or 15 years, it's been the regional malls, ... It's a fortress of shopping for consumers. This company is the largest. They trade at about a 7 percent yield and probably a good growth rate as well.

I wouldn't say it brought a tear to my eye, but certainly a little bit of a lump in my throat when I (first) sat down here and looked out that window and said, OK, this is a great responsibility I have.

There are already plenty of people who will take a firm stand on the need to be competely impartial between right and wrong.
