We have game experience playing in hostile environments. We've learned the speed of the game. We've seen all the different blitzes, all the different defenses. You don't mess up as much as you did when you were younger.

After eight years of being in the cellar of the ship, buyers are in the captain's seat. In addition to having low interest rates, they can be far more patient, diligent, have more inventory to look at, ask the seller to do more and command a good deal. That's the big market picture that's unfolding.

When I heard about the program, I really wanted to do it for the experience.

There's probably 20 guys out there that have more experience, better resumes. There is a little bit of, 'I was in the right place at the right time.' There was a little bit of luck. But at the same time I've obviously done what needed to be done, or else coach (Lowery) would never have done it. He's not handing out jobs to anyone. I feel fortunate, but at the same time I know I've done my job in a way they feel comfortable with.
