It's not ethical. As auctioneer you sit on the fence between buyers and sellers. We get hundreds of absentee bids and I would hate people to think, 'Oh, he's taken a higher bid.

There are more fools among buyers than among sellers.

Many of our hot housing markets are transitioning from a sellers' market to a buyers' market.

It brings everybody back to a better negotiating stance. You don't have unrealistic sellers and you have buyers that can take their time and breathe when they are buying. It makes for a better win-win situation for everybody involved.

Buyers who had been on the fence in recent months have gotten serious.

On the upside, at least the buyers are stepping back in and it isn't just all sellers. We're seeing buying in gold stocks, energy, semiconductors and other oversold names. There's also a lot of economic data coming down the pipe in the next few days and that should give us more to chew over.
