This is about redevelopment areas in Oakland perceived to be more valuable for uses other than industrial uses. Slowly, the industrial base in Oakland is eroding. We're seeing evidence of that in the east and west parts of the city.

We've got to find land uses that allow for the economy to grow and change.

There's a lot of concern about the economy growing slowly, and investors are really looking for the place where they can get stable, predictable earnings growth. And the kinds of stocks that tend to give you that are large cap consumer names and the big drug companies.

They are pushing people into more remote areas where the chances of being rescued are minimal. All they have accomplished 11 years later is the shifting of undocumented traffic from densely populated areas to the most remote areas.

The heavy commercial and industrial areas of Port Arthur and Beaumont -- with their numerous refineries -- were to the left of the storm's track, where wind speeds are lower, so we do not expect to see significant structural damage to the refineries.

The last thing anybody wanted to do was have to go out to Oakland and have to win. But that's what we're going to do, unfortunately.
